Mall Skylight Inspection and Survey

Eastridge Center is a shopping mall in eastern San Jose, California. The mall is a split level mall, with part of the mall being 3 levels, and part of it 2 levels. Current anchor stores are AMC Theaters, Macy’s, JCPenney and Sears.

An onsite skylight inspection and survey was made on August 25th 2011 by Skylight Specialists, Inc. Represented by Rob Packard.

Skylights of concern were all the skylights on the roof:

  1. (19 ea.) Monolithic Polycarbonate Heat and Smoke Vent Skylights. 2’ x 4’ nominal, two (2) to a set.
    (3 ea.) Monolithic Polycarbonate Heat and Smoke Vent Skylights. 2’ x 7’ nominal, two (2) to a set
  2. (4 ea.) Acrylic Heat and Smoke Vent Skylights. 4’ x 8’ nominal, two to a set. (Eight total skylights)
  3. (11 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 8’ nominal. (Individual)
    (1 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 12’ nominal. (Individual)
    (1 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 20’ nominal. (Individual)
    (2 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 24’ nominal, two sets of three, 8’ x 8’ nominal.
    (5 ea.) Structural Ridge Wire-Glass Skylights. 20’ x 24’ nominal, five sets of three, 8’ x 20’ nominal.
    (8 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 16’ nominal, eight sets of two, 8’ x 16’ nominal.
    (1 ea.) Structural Ridge Wire-Glass Skylights. 8’ x 40’ nominal, one set of five, 8’ x 40’ nominal.
    (1 ea.) Center court Structural Ridge Wire-Glass Skylights. Consisting of three, 8’ x 28’ nominal; two 8’ x 14’ nominal; and two 8’ x 12’ nominal.
    (2 ea.) Structural Ridge Wire-Glass Skylights. 16’ x 20’ nominal, two sets of two, 8’ x 20’ nominal.

What Our Skylight Inspection Found:

All skylights have been replaced in 2005 or 2006. The Operations Manager did not provide manufacturer information.

  1. (1 ea.) Structural Ridge Wire-Glass Skylight. One cracked glass unit. Damage to extrusions capping glass. Hammered wire glass is no longer available. Wire-glass is available in the diamond pattern but it would be a smooth clear glass, not the hammered glass look.
  2. Acrylic Heat and Smoke Vent Skylight. 4’ x 8’ nominal. One of the double leaf skylights is not catching on the mechanism to hold the heat and smoke vent latched properly. Skylight is being held closed by the weight of the steel tube. Skylight will not open unless tube is removed.
  3. Monolithic Polycarbonate Heat and Smoke Vent Skylights, 2’ x 4’ nominal. Typical yellowing of polycarbonate through aging. No issues at this time.

Recommendations:

  1. Repair or replace two damaged extrusions on wire glass skylights.
  2. Replace one cracked glass on wire glass skylights.
  3. Repair latch on heat and smoke vent skylight.
