Mall Skylight Inspection and Skylight Repair

Chapel Hills Mall is a shopping mall located in Colorado Springs, Colorado. It is a “super-regional mall” at the southern end of the Front Range. Current anchors are Dillard’s, JCPenney (closing May 2014), Macy’s, Dick’s Sporting Goods, Burlington Coat Factory and Sears.

In June 2011 General Growth Properties sold the mall. Prior to that sale, Skylight Specialists, Inc. provided  a skylight inspection survey and consultation. Subsequently, we performed skylight repair, replacing all cracked or broken glazing.

The skylights of concern on the site are the glass and acrylic skylights.

75 total skylights: 7 fiberglass, 4 acrylic clusters, 64 glass structural skylights of various sizes and shapes.

  1. Fiberglass Skylights.
  2. (4 ea.) Acrylic Cluster Skylights. Consisting of 4 pyramid shaped, dual glazed, bronze over clear domes.
  3. Glass Pyramid Skylights.
  4. Glass Ridge Skylights..
  5. (20 ea.) Glass Structural Pyramid Skylights. These skylights are installed in the center court area with 4” gutters in-between curbs. 

Our Skylight Inspection Found:

  1. Acrylic Cluster Skylights.  One unit needed all of the acrylic replaced because of large cracks. This unit was in need of a wet seal.
    One unit just needed a wet seal. The rubber gasketing was failing.
  2. Cracked Glass.
    (4 ea.) Glass Pyramid Skylights
    (3 ea.) Glass Ridge Skylights. had Cracked Glass.
  3. (20 ea.) Glass Structural Pyramid Skylights. This cluster of skylights has water mitigation problems. Because of the design and their construction, to repair them properly would cost nearly as much as a skylight retrofit.
    1. Issues with these skylights include difficult access to the gutters for repairs. Each skylight would have to be removed. The time and cost of disruption to tenants and customers would be high.
    2. Only two large pieces of glass per each side.Too big to handle without a crane (expensive and time consuming). Too big to maintain an air-tight seal (causes condensation between the two panes).

Our Skylight Repair:

  • Our skylight repair included replacing all the broken glass on the skylights. The owner did not have documentation as to the glass configuration. A piece of glass was removed from the site and plywood installed in it’s place. We could then determine the configuration of the glass, including tint or color.
  • We replaced all the broken acrylic dome sets on the cluster skylights.
  • We attempted repairs on the main skylight cluster and on other misc. skylights by wet sealing the skylights. This does not address gutter issues.
