Mall Skylight Survey and Consulting

The Rogue Valley Mall, located in Medford, Oregon. It’s the largest indoor shopping complex between Eugene, Oregon, and Sacramento, California. It is named “Rogue Valley” because it lies in the Rogue Valley in southwestern Oregon.

The Rogue Valley Mall was built in 1986 and sits next to a Target and Interstate 5. It has more than 100 stores, including Chico’s, Aeropostale, American Eagle, and Bath and Body Works. The current anchor stores are Kohl’s, JCPenney, Macy’s, Sports Authority on the upper level. And Bed Bath & Beyond,  Macy’s Home on the lower level, The food court features 13 eateries ranging from burgers to tacos to Japanese to Starbucks.

An onsite skylight survey inspection was made June 9th 2011 by Skylight Specialists, Inc., represented by Rob Packard.

Skylights of concern were the acrylic barrel vaults

1. (10 ea.) Acrylic Barrel Vault Skylights, 10’ x 28’ nominal.
   (2 ea.) Acrylic Barrel Vault Skylights 10’ x 42’ nominal.
2. (6 ea.) Structural Glass Pyramid Skylights, 14’ x 14’ nominal.
3. (2 ea.) Structural Hipped Ridge Glass Skylight, 18’ x 26’ nominal.
   (6 ea.) Structural Hipped Ridge Glass Skylight 14’ x 22’ nominal.
   (1 ea.) Structural Hipped Ridge Glass Skylights 18’ x 26’ nominal.

Our Skylight Survey Found:

1. (12 ea.) Acrylic Barrel Vault skylights – original skylights. Our skylight survey found cracked and fogged acrylic lenses; gaskets are degrading. (3 ea) Curbs do not meet current codes.
2. Structural glass skylights are also original. Our skylight survey found them holding up fairly well. One pyramid has a fogged glass unit. The area underneath has a wooden sunscreen that makes it unnoticeable.

Recommendations:

• Replace barrel vault skylights with new skylight retrofits.
• Raise the curbs on three of the barrel vaults to meet codes.
• Budget to replace glass skylights, or the glass only; through phased replacement.
